If you are reading this, you must be thinking of buying or selling. Here’s the number one question people ask me everyday – Annie, what is going on with the market?
Here’s my answer….
The seller’s market with strong demand, low inventory, rising prices and bidding wars is behind us. The buyer’s market with increased inventory, low demand and prices dropping seems to be leveling off. Unlike the rest of the country, we have experienced a downward correction, but prices here have not fallen off the proverbial cliff.
The last two months of 2009 saw a pickup in activity, houses that have been sitting suddenly sold and there seems to more certainty and buyer confidence as we start out in 2010. We have seen houses with multiple offers and mini-bidding wars on properties.
Interest rates are still low and the extension of the first-time buyer credit seems to help spur these buyers on. So, I am cautiously optimistic!
Who am I?
I have been a residential realtor for 14 years on the North Shore of Long Island. I have worked for 3 firms and in my last firm I developed the firm's listing presentation, and many of its marketing materials. I am a tech-savvy agent who is using all of today's tools to list and sell homes and identify buyers from lookers. Marketing and negotiating are my strengths.
I am efficient and dedicated to my clients and customers and I DO NOT PUSH. I believe in guiding people to make their own choices and decisions. I am discreet and professional and easy to work with.
What I offer Sellers:
Selling today takes more time and preparation than in recent years. In today's market, a home must stand out from the competition. It is a beauty contest of sorts and winning the heart and mind of a qualified buyer may involve some combination of repair work, painting, cleaning, landscaping and staging. I have a team of professionals on-call to prepare any home for sale. I know how to make a home market-ready.
I love technology. And, I know how to harness the power of the internet and put it to work for selling a home. Prior to my real estate career, I was a marketing director and a creative director- this experience allows me to put together a solid and innovative marketing strategy for every home I list.
Knowing how to negotiate and evaluate an offer is something a seller needs in their agent. I have 14 years of negotiating through some of the most challenging times and a wide variety of transactions and conditions to draw upon each time I sit down to negotiate.
What I offer Buyers:
Just like sellers, in today’s market buyers need to prepare. I make sure buyers have done their financial homework. Before we find the house, buyers need to have their ducks in a row. Working with financial intuitions, I make sure buyers can perform when it comes time to make an offer. I have buyers work with lending institutions to secure pre-qualifications letters and lately to pre-commitment letters (when appropriate) to demonstrate a buyer’s ability to buy.
I have local knowledge - I not only work here, I live here! Real estate is local and I know my neck of the woods inside and out. I see every house that comes on the market before buyers do. I know the homes, the neighborhoods and want to show you what living here is really like. Many of my customers continue to call on me after the sale - for information on restaurant, dry cleaners, caterers, housekeepers, babysitters and more! And, when they are ready to move again, they call me back to help them sell and buy.
